GENERAL RESPONSIBILITIES
The Building Manager will be held responsible for the physical condition of the facility to which she/he is assigned. This includes maintenance and general cleanliness. The Building Manager serves as the coordinator of custodial and maintenance activities in the assigned school or other RCPS building. The Building Manager is responsible for the care and operation of the physical plant, equipment, and grounds. The Building Manager assigns work to be done and is also a working supervisor. The Building Manager must appropriately handle confidential information relating to students, student records, parents, staff, and/or any other RCPS matters. Reports to the Supervisor of Buildings and to the school Principal.
ESSENTIAL TASKS
The following duties are normal for this position. - Directs the daily activities and operations of the building custodial staff (e.g., work schedules, substitute custodian coverage, etc.) for the purpose of ensuring that assignments are completed in a safe, proper, and timely manner.
- Responsible for making recommendations on hiring custodial staff and for training, supervising, and evaluating custodial staff.
- Confers with RCPS administrators and other departments for the purpose of establishing custodial and maintenance priorities and exchanging information regarding custodial projects and activities.
- Performs minor maintenance and repairs to buildings, equipment, furniture, cabinets, fixtures, and grounds.
- Oversees the building’s Integrated Pest Management program.
- Responds to cleaning and maintenance requests from staff and students.
- Inspects completed work for compliance with instructions and established standards.
- Cleans classrooms, restrooms, gymnasiums, cafeterias, multi-purpose rooms, libraries, offices, and related facilities.
- Maintains facility security during work shift.
- Moves and arranges furniture and equipment.
- Operates scrubbers, buffers, waxers, vacuums, and other equipment and machinery.
- Responsible for the selection of methods, materials, and procedures to be used in general custodial and/or maintenance work.
- Participates in ordering custodial supplies and maintaining sufficient inventory as needed.
- Inspects assigned facility and grounds for vandalism, damages, and sanitary and safety hazards.
- Reports hazards to the appropriate administrator(s).
- Prepares work orders for needed maintenance.
- Directs and assists in the set-up, arrangement, and/or take down of furniture and facilities for meetings, lunches, athletic contests, and special events.
- Loads, unloads, and picks-up supplies as assigned.
- Participates in in-service and training programs.
- Maintains a high level of ethical behavior and confidentiality when dealing with student, staff, and other confidential information.
- Performs duties with awareness of all district requirements and School Board policies.
- Acts as a friendly representative of Roanoke City Public Schools.
- May be required to work special events outside of normal business hours
- Performs other duties as assigned.
KNOWLEDGE, SKILLS AND ABILITIES
- Ability to work harmoniously with others and to communicate effectively (both orally and in writing) with staff, students, parents, teachers, other school division employees, and members of the community.
- Ability to understand and follow oral and written instructions with limited supervision.
- Ability to maintain confidentiality.
- Ability to train, schedule, and supervise custodial staff.
- Ability to use cleaning materials and equipment with skill, efficiency, safety, and care. Ability to operate buffers, scrubbers, vacuum cleaners, lawn mowers, and other equipment.
- Ability to climb ladders, stretch, and bend to perform cleaning, repairs, painting, and cleaning of roofs, gutters, and drains.
- Familiarity with Integrated Pest Management.
- Familiarity with handling of and disposal of hazardous materials.
- Ability to perform minor maintenance and repairs (i.e., plumbing, carpentry, painting, welding, mechanical repair, grounds maintenance, etc.).
- Ability to learn to properly manage HVAC equipment.
- Ability to requisition, track, and maintain an inventory of supplies and equipment.
- Ability to complete reports.
- Knowledge of the requirements for maintaining school buildings in a safe, clean, and orderly condition.
- Knowledge of security systems, i.e. electronic and key locks.
- CPR/First Aid Certification (initial certification may be secured within first 6 months of first assignment to this position).
- Ability to assume responsibility, display initiative, and exercise good judgment.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to perform duties with awareness of all school division requirements and School Board policies.
- Ability to demonstrate standards of moral character and behavior to serve as an effective role model for students and staff.
EDUCATION AND EXPERIENCE
Minimum: High School Diploma. Four or more years of experience in custodial work. Supervisory experience preferred.
PHYSICAL REQUIREMENTS
- Moderate to extensive degree of physical stamina and frequent lifting up to 50 lbs. and occasional lifting up to 100 lbs.
- Frequent and prolonged standing, walking, bending
- Exposure to conditions where heating, cooling, and ventilation may be inadequate at times
- May require exposure to chemicals and the possibility of electrical shock
- May be required to work special events outside of normal business hours
While performing the duties of this job, the employee is regularly required to stand, walk, talk, hear, and use hands and fingers to handle, or feel objects, tool, or controls. The employee frequently is required to reach with hands and arms. The employee is occasionally required to sit. The employee frequently must squat, stoop or kneel, reach above the head and reach forward. The employee will frequently bend or twist at the neck and trunk more than the average person while performing the duties of this job. The employee will sometimes push/pull items such as tables, bleachers, and scrubbing machines. WORK ENVIRONNMENT
While performing the duties of this job, the employee regularly works indoors and periodically outdoors. The employee will work near or with moving mechanical equipment. The employee may work with toxic or caustic chemicals such as petroleum products, degreaser, and sprays. The noise level in the work environment is usually moderate. Possible exposure to bodily fluids when cleaning due to student illness or injury.
